AEG New York Soccer Signs 16,000-SF HQ Sublease

NEWARK-AEG New York Soccer Inc. has signed a 16,326-sf sublease with the law firm of Herrick Feinstein at Two Penn Plaza East here. AEG, the parent company of pro soccer’s MetroStars franchise, will occupy the 11th-floor location starting in May under a sublease that runs until June 2010.

Norman Baker, managing principal at Newmark Knight Frank represented AEG. It’s the fourth time he’s represented the MetroStars and its parent. Herrick Feinstein was represented by Gary Greenspan of Cushman & Wakefield’s New York City office and John Marks of the firm’s New Jersey office. Terms were not released.

AEG New York Soccer will move its headquarters from Secaucus. Additionally, the building overlooks the site of the new 20,000-seat MetroStars Stadium set to rise just across the Passaic River in Harrison.

“The main reason we picked this location is because of the great views of the stadium construction,” says Nick Sakiewicz, president of AEG New York Soccer. “We considered a few other locations, but this one had the best view.”

Besides serving as the company’s new headquarters, the space will also house a marketing center, according to Sakiewicz. A mock-up box suite will be used to promote box sales in the new stadium, which is expected to deliver in the second half of 2007.

“This space is less than a mile from the stadium,” Baker confirms. “There were only a few properties that could work and we had in fact to find a sublease to make it work.” Two Penn Plaza East is a 12-story, 400,000-sf class A building owned by the Secaucus-based Hartz Mountain Industries.
