Seven Apartments Trade for $10M

East Orange, NJ-Five apartments here and two in neighboring Orange have traded in six transactions totaling 243 residential units. The combined price is $9.6 million. The six buyers and six sellers were not disclosed.
All six deals were brokered on both ends by David Oropeza, executive vice president of the Livingston-based Gebroe-Hammer Associates. “His efforts have been a factor in the emerging confidence by investors in New Jersey’s urban municipalities,” says G-H president Kenneth Uranowitz.
The five East Orange properties are: 1-9 So. Maple Ave. and 307-313 William St., which sold as a combined 133-unit package for $3.7 million; the 31-unit 73-103 Parkway Dr., which sold for $1.5 million; the 24-unit 137 No. Walnut St., priced at $812,000; and the 14-unit 96 Arsdale Terrace, which included three retail store and sold for $630,000.
For the 133-unit sale, G-H senior vice president Joel Schwartz worked with Oropeza. The two Orange properties, both garden complexes, are the 21-unit 509 Fairview Ave that sold for $1.55 million, and the 20-unit 19 High St. that sold for $1.4 million.
