Nursing Home Sells for $3M

CHESTER, NJ-This township acquired the historic Glenlora Nursing Home and its 15-acre site for $3 million in a transaction that will preserve the circa 1878 structure. Simultaneous to the acquisition, the property has been leased to United Cerebral Palsy, which will renovate the nursing home structure and turn it into an integrated services center. According to Deborah Miller, president/CEO of United Cerebral Palsy of Morris/Somerset Inc., that organization is also planning to build new affordable housing on the site.


The sale transaction was arranged by Sig Schorr, executive vice president of the locally based Schilp & Co. LLC Realtors. UCP was represented in the subsequent lease by Gina Palmieri of Re/Max.

The seller was Mohammed El-Hawwat, a professional engineer and owner/operator of the nursing home and its companion Glenlora Home Outreach Services program. The latter program will continue to operate from a new nearby location. “I had to sell the property due to the rising costs of operating and maintaining the high standards at the nursing home,” El-Hawwat says.

The on-site housing will be offered to low-income persons with disabilities, which will allow Chester Township to meet its COAH Affordable Housing requirements. “The chance to work with UCP on this project is a tremendous opportunity for our community,” says Chester Mayor Benjamin Spinelli. “We were able to save a beautiful building that represents a piece of our history and meet a portion of our affordable housing obligation at the same time.”
